Offers Received, Negotiations, Counteroffers, & Acceptance

All offers will be presented to you and explained line by line along with a seller net sheet. Your options will be discussed and you will receive advisement on each offer. It will ultimately be YOUR decision whether to accept, reject or counter an offer.

Contract to Close

Due Diligence Period

Your Buyer may pay a due diligence fee payable to you, the Seller. This fee is credited towards the final sales price of the house at closing. During this period the buyer will likely perform inspections, appraisal and any other research on the property so that they can determine whether this is the best property for them and that they want to continue forward to closing.

In NC* properties are sold AS IS, so you, the Seller, are not obligated to make repairs, although it is considered regular practice to submit repair requests and negotiate a credit and/or repairs for the Buyer in most cases.

Appraisal

If your Buyer is utilizing financing to purchase your property, the Buyer’s lending team will hire a third party appraiser to put a value on the property. This is where the Buyer’s lending team will hire a third party appraiser to put a value on the property. In the event that there is a discrepancy between what the appraiser values the property at and what the home is under contract for, there maybe some additional negotiations that take place.

Inspections

This Inspection period is also a chance for the Buyer to schedule their desired inspections of the property which may include visits from licensed inspectors, contractors and property surveyors. During these visits, it is customary for the Buyer (accompanied by their agent ) to have access to the home without your presence. We request that these visits are consolidated as much as possible to lessen the inconvenience to you.

End of Inspection Period

Any negotiated items must be agreed to in writing and signed off on by the end date. Any repairs should be completed no later than 3 days prior to closing so that the Buyer has time to re-inspect should they desire. This can help to avoid any last minute delays on closing day.

Clear to Close

The best news! This means that any financing contingencies have been removed and the Buyer is officially set to close on the purchase.

It’s Closing Day

Closing typically takes place at an attorney’s office and takes between 30- 60 minutes. Keys to the property and proceeds from your sale will be dispersed once the deed has been recorded.
