Homebuyer Update | Week of October 29, 2026

If you have been watching home prices and mortgage rates, it may be worth taking another look at your monthly payment. In his October 29 homebuyer update, our lending partners with Envoy Mortgage reported that mortgage rates had improved over the preceding few weeks. No one can promise where rates will go next, but a fresh estimate can help you see what works for your budget today.

Look beyond the asking price

The update also points to sellers making price adjustments. For buyers, that is a reason to talk with your agent about the options on a particular home, rather than assuming every seller is offering the same concessions.

A lower purchase price is one option. Another may be asking the seller to contribute toward a temporary mortgage-rate buydown.

What could a seller-paid buydown do?

For example, in a three-year buydown, a seller contribution helps reduce the buyer's payment during the first three years. That can make the starting payment lower, but it is temporary. Ask your lender to show you each year's payment and the full payment after the buydown ends so you can plan beyond the first year.

The right comparison is personal: a price reduction, a seller-paid buydown, and other available concessions can affect your costs differently. Ask for a side-by-side estimate for the home and loan you are considering instead of assuming one option is always better.
