Around Memorial Day, the market typically shifts. Spring listings have built up, giving buyers more choice, while buyer activity usually starts to increase heading into summer.


Selection Comes Before Competition - Inventory is still relatively healthy, and sellers remain open to pricing conversations. That overlap — solid selection before competition picks up — tends to narrow as June and July approach. 
Rates Aren’t the Only Lever - Rates remain choppy, but leverage often shows up first in inventory and seller flexibility, not in perfect rate timing. Buyers who focus only on rates can miss the best negotiating window.
