What is happening with inventory and pricing

On the supply side, more homes were listed for sale last week. Inventory levels were also reported to be higher than last year. In addition, price reductions were common, with about one-third of listings showing a price cut.

Because of this, buyers are being offered more choices and stronger negotiating power. Unlike the spring market, sellers are often more open to repairs, credits, or flexible terms during the winter months.


Why timing matters more than rates

It is often believed that lower rates create the best buying opportunities. However, history has shown that timing can matter more than rates. When demand rises, competition increases, and leverage is lost.

Right now, demand is starting to build, but it has not fully returned. Therefore, buyers who act before the spring surge may avoid bidding wars and rising prices later in the year.

This is not about rushing into a decision. Instead, it is about recognizing when the market is beginning to shift.


A simple strategy for buyers

This market is not being described as a “wait and see” market. Instead, it is being viewed as a strategy-based market. Preparation is being rewarded more than patience alone.

For example, loan options can be reviewed, pre-approvals can be secured, and priorities can be clearly defined. By doing this early, buyers are better positioned to act with confidence while conditions remain favorable.


So, is now a good time to buy a home? For many buyers, the answer may be yes. With mortgage rates holding steady, inventory improving, and competition still manageable, winter 2026 is offering a narrow but meaningful window of opportunity. While this window will not last forever, buyers who understand the market and prepare early may move forward with more control before the spring market heats up.
